VIP Group Accommodation Across London’s Christmas Peak
The Brief
A distinguished international group travelling to London for high-profile events required 15+ premium serviced apartments in Central London, all located within a 10-minute walk of each other.
The project quickly evolved into a highly complex accommodation programme. The principal guest’s residence needed bespoke preparation prior to arrival, including selected interior changes coordinated with the client’s personal staff such as replacing carpets, mattresses, coffee machines…
The group also required daily housekeeping across all apartments, flexible arrivals and departures, and the ability to extend the stay at short notice.
What began as a 1-month booking gradually extended into 3 months, pushing the stay deep into London’s Christmas peak season, a period when availability tightens and rates typically increase significantly. The client extended the stay week by week at short notice, as the group’s schedule remained highly unpredictable.
With more than 15 apartments secured, even minor rate increases would have resulted in substantial additional costs for the client.
The Next Address Approach
Next Address appointed a dedicated account manager to oversee the entire stay, providing a single point of contact available at all times to manage requests, logistics and provider coordination.
Apartments were booked several days prior to arrival to allow the client’s staff to prepare the principal residence according to the guest’s preferences. Additional nights were also reserved following departure to ensure apartments could be returned to their original condition.
We worked closely with apartment providers to secure approval for interior adjustments within the principal apartment while ensuring the least disturbance for other guests.
To maintain consistency and comfort throughout the stay, Next Address also arranged:

— Cleaning schedules coordinated around the group’s activities
— Consolidated billing through a single monthly invoice
As the stay extended into the Christmas peak period, Next Address entered negotiations with all apartment providers, leveraging the scale and continuity of the booking to maintain the agreed rates despite increasing seasonal demand.
The Outcome
Over the course of 3 months, Next Address successfully managed the accommodation programme for the entire group, ensuring a seamless experience despite constantly evolving schedules and peak-season market pressure.
